Sale of a 3-room apartment Central Market

I am selling a two-level 3-room apartment in the New House residential complex. The apartment is located on the 9th-10th floor. The building is completed, neighbors are living there. All utilities are connected to the apartment, the elevator is working. The apartment is in need of renovation. Ownership rights and technical passport for the apartment are 59 sq. m and for the 2 technical floors 51 sq. m. It is possible to create a 2nd level or a separate space for a small business. Electrical wiring has been completed. All infrastructure is nearby, within walking distance to Freedom Square, Central Market metro station, and South Bus Station. The territory is guarded 24/7, video surveillance is in operation, there is parking in the yard, a large children's playground, and an HOA is functioning. The building has its own boiler room and gas stove. The building is brick, with thick warm walls and improved thermal insulation.
